From developed design to technical detail.

Building Regulations drawings take a developed proposal and add the technical information needed to show how the work is intended to meet the applicable requirements — for assessment by a building control body.

The work usually follows the design and planning stages, and sometimes runs alongside them, depending on the project and its programme. Some work needs Building Regulations approval without needing planning permission at all.

The aim is a clear, coordinated set of information: what is being built, how it is constructed, and how structural and other specialist input fits with the drawings — so building control can assess it and a builder can work from it.

02Planning and Building Regulations

Planning drawings and Building Regulations drawings.

Two sets of drawings with different jobs. Many projects need both, prepared in sequence; others need only one. Planning drawings are rarely detailed enough on their own for Building Regulations purposes.

Detailed plans and sections, construction details and notes, coordinated with structural information where required.

What the drawings may show.

The content depends on the project and the work involved. Some information is drawn as part of the Building Regulations drawings; some comes from specialists — such as structural engineers or energy assessors — and is coordinated with them.

05Building Control

Who prepares, who approves.

The Building Regulations set requirements for building work. A building control body assesses the information and the work against them — approval is its decision, not the designer’s.

06Structural coordination

Where structure shapes the drawings.

Many projects involve structural work — removing or altering walls, forming openings, extending or building new. Where they do, structural design and calculations are usually needed, and the Building Regulations drawings have to agree with them.

The SA Associates team includes civil and structural engineers, so structural information can be coordinated with the technical drawings as they develop, rather than reconciled afterwards.

    What are Building Regulations drawings?

    Drawings and supporting information that show how building work is intended to be constructed, so a building control body can assess it against the applicable requirements. They are more technical than planning drawings.

    Do I need Building Regulations approval if I already have planning permission?
